Currently I am able to provide every service to my residents aside from the creation of cooking pots, should you need a cooking pot made for you, you may ask KMaxwell, she may be able to make one for you.

Direna is an established town that already has a spawn portal, which is located on the first floor of the town portal tower(I think it is a tower now)(if you go through the portal at spawn and turn around and go around the board and go to the back(redstone row) and head right it is the 3rd to last in the row), and we wish to increase the number of users living our town.

The Rules of Direna:

In order to become a resident of Direna, you must read and agree to these rules laid out here. Should you choose to decline to follow the rules of my town specified below then you will not be allowed entrance to the town or the ability to buy plots, or should you already be a resident of the town, your residency will be terminated in accordance to the guidelines provided in each rule. All members Permanently barred from entrance of Direna will be listed at the bottom of this post.

Block limits:

Spoiler: Cobblestone

There is a very strict no cobblestone rule; if cobblestone is discovered in your building, or in any part of the structure of your building, you will be issued a warning and be required to remove the cobblestone in question. All users removed from the town for having cobblestone in their plot(s) will be permanently barred entrance of Direna.
Should you receive a second warning for having cobblestone in/on your plot, you will receive a second warning and the cobblestone in question will be removed without prior notice.
Any subsequent offences will result in the forfeit of your plot, without refund. You will be given formal notice of eviction and granted 3 days to collect your belonging and leave.
- If your whole building or the majority of your building is made of cobblestone it will be removed immediately and you will receive a double warning for cobblestone, with any subsequent offences immediately leading to forfeit of your plot(s).

Spoiler: Dirt/Grass

Should you have a building comprised of completely of dirt/grass, or the majority of the building is dirt/grass, you will be asked to remove the dirt/grass and change it for an allowed block. This will only result in an eviction if you are warned more than 4 times for this.

Griefing:
The town rules for griefing are the same as the server rules regarding griefing. Please verse yourself in these and all other server rules before agreeing to become a resident of Direna.
Those caught griefing in this town will be removed immediately. If the grief in the town results in you becoming banned, you will not be allowed to re-obtain your possessions, and will be permanently banned from my town regardless of any appeal or future standing with the server.

Spoiler: Additional Note

Those caught breaking into Netsui's house or Temple shall be removed from the town, and their possessions will be made available for them to acquire again, should they wish. Should said person take anything from my house or Temple, the normal griefing rules of the town will apply and you will not be allowed to recover your possessions.

Theft:
Any user caught stealing from other users or unlocked chests in the town will be removed on the second occurrence of being caught stealing. On the first occurrence of this crime, you will be severely warned, and such a warning will count as 2 warnings toward any other rule break in the town, meaning that any subsequent offences for breaking any of the other rules will result in immediate eviction.

Plot limits:
10x10 plot: height limit = y 99, depth limit = y 20.
15x15 plot: height limit = y 99, depth limit = y 20.
20x20 plot: height limit = y 114, depth limit = y 20.
25x25 plot: height limit = y 114, depth limit = y 20.
40x40 plot: height limit = y 119, depth limit = y 20.

You may not build or dig outside of your plot, if you do so you will receive your first warning, and upon the third warning you will be removed from the town.
The only exception to this is if your plot was built before this rule was put into place, or you receive expressed permission from Netsui directly.

Special plot rules:
40x40 plots cannot just be one structure, you must have a pond, fountain, or other object built on your plot as well. (I do not want to see a 40x40 box.)
40x40 plots may not have farms built on them, at all, no exceptions.

Removal process:

Should you need to be inactive for 7+ days, you must leave the town owners a note on the front of your house by means of (a) sign(s), locked by you.
However, should you be inactive for an extended period of time (20+ days) without more detailed explanation, I will start the removal process. If you do not leave a note to one of the owners the removal process will be started.

Spoiler: Removal of Items from your Plot

Your locks will be removed on the 10th day of inactivity, and your items will be moved to the item claims centre. Your house will be demolished on the 15th day, with the materials collected from the demolition added to your chests in the item claims centre. Your chests in the claim centre are to be unlocked on the 20th day. Please note that if you were deemed inactive after 20+ days, the time are set to 25 days for demolition, 30 days for unlocking of chests, and on the 35th day the removal of the chests.

Spoiler: Item Claims Centre

When your belongings are moved from your plot to the Item Claim Centre, the chests will be locked with your belongings and modified to you, with a sign next to them denoting that your things in these chests, as well as the expiration date of the chests.
After 20 days, your permissions to the town will be removed, and the chests containing your things inside the item claims centre will be unlocked and will remain there until everything is taken from them by the residents of the town, and, after 5 days (25 days of inactivity), the remaining items in the chests will be disposed of.

Refunds:
There are to be no refunds given for plots for plots under any circumstance.

Plot upgrades:
If you wish to upgrade to a larger plot size you may exchange the plot you currently have as credit towards a new plot size.

Town building and perks:

You may request to to build structures for the town, and if approve your idea, then you may build your structure. However, if the idea is good enough, the materials to build the structure may be provided for you.

Town Farm: 64x31x22 (to be added upon.) Permanent permissions to the farm cost 15k. There is no temporary access permitted.
- It is possible to acquire perms to the farm should you work on building it higher, but you must inform Netsui before starting any such work.

Item Claim Centre: This building is located by the tree farm, you will find your items here if you were inactive for more than 10 days, but less than 10.

Public Tree Farm: You must replant saplings you acquire from the tree, failure to do so with result in a warning, you may receive up to 5 warnings for this. After the 5th warning you will be removed from the town and your things will be made available for you to collect.
You must also plant the right saplings in the right rows (Oak, Spruce, Jungle, and then Birch)

Town Portal: The town portal is gated, you will be added to the doors once you join the town.

Repairs and E-Repairs: Repairs and enchanted repairs will be done on request free of charge for plot owners, if requested I can build a repair chest building.
