what would be the estimated cost of one,
also what would be the cost of a completely underdeveloped 200x200 town?

By under-developed do you mean undeveloped so it's like natural terrain?

If you could some general pictures of both towns (with labels) would clear up a lot of confusion.

    hey, sorry for the confusion.

i am also asking for the price of a 200x200 natural terrain untouched town - which is in a desert biome

A totally flat dirt 200x200 square with no warp or any defining features will run you at most 40k. Logically a 100x100 then would be no more than 10k (1/4 of a 200x200).

A naturally set 200x200 without a warp will vary more and could run more than 40k but it depends on how pristine the surrounding area is (grief, existing structures, how mined out it is below the surface, etc). I doubt any two players on this server will give you the exact same estimate since it's a little more subjective so my advice would be to do some research on the average cost of similar towns and then subtract out the value of all the existing features of those towns to give you a general idea.
