It's the tree farm that makes it work the perms alone. In 2 weeks I made back my $200k I spent on the perms, I leveled my woodcutting from 400 to 1000 and that's not including the star tool access and the other crops there you can farm. Plus I have a free house there and can add whoever I want to the town to help with replanting as owner perms came with my package. It's well worth the money. :)
